Consider location when buying a new home. It's the one thing about your new house that you won't be able to change. Everyone's idea of a good neighborhood is different. If you're unsure of a particular location, drive by at different times of the day and different days of the week to get a larger picture of the area.

Take notes as you look at homes. Some days you may see more than one home and it's easy to forget the details. Ask for a flyer or an informational sheet on the house when you visit. Take notes on that sheet as you go through the house or right after your visit. Be sure to note all the features you like and don't like. This will make it easier for you to compare houses after you've seen a few.

Ask to see the seller's disclosure sheet while you're in the home. This is required to be provided by the seller and it lists material defects in the home that the seller is aware of such as leaky basements and faulty wiring.

If you know that there is another offer going in at the same time as yours, be sure to make yours the best offer possible. Remove any contingencies if possible and be prepared to pay full price or even more if you really want it. The price of a house is actually determined by the person who wants to buy it and is willing to pay a certain amount for it.

It's normal for buyers to get "buyers remorse" after putting an offer in. Assure yourself that this is the house that you want. Ask yourself how you would feel if someone else got the house before you had a chance to.

You can make your offer contingent on many things such as selling your current home, securing financing, and inspections. If the contingency is not met, the offer is null and void and you are free to re-negotiate another offer.

Sellers are more willing to accept offers from buyers who have their financing secured. Get loan pre-approval from a financial institution early in your home buying process. It's actually a good idea to take care of this before you look at homes. This way you know exactly how much you can afford. Nothing's more disappointing than finding the perfect house and then to discover you can't afford it.

You can order any type of inspection on a property you'd like. It could save you hassle down the road or at least inform you of potential problems down the road. Sometimes an inspection can give you peace of mind when making the decision to buy a particular home. If you're getting financing to buy your home, chances are the bank will require a pest inspection. Keep in mind when an inspection comes back and a repair needs to be done, you're free to use a different company to perform the repair than performed the inspection.

When you've decided to write an offer on a house, find all the information you can about it to help you decide how much to offer. What else in the area has sold recently and for how much? Has the original price been reduced? How long has it been on the market? Find out what you can about the seller's situation. Do they need a quick sale?
